The Challenge
With a high concentration of vacant lots, distressed housing, very little commercial activity, limited educational options, underutilized industrial and brownfield properties, Martindale Brightwood was a perfect candidate for an economic revitalization.
The Process
Together, DCI and residents of the neighborhood established a vision for a Live/Work District that would incorporate elements of traditional residential neighborhoods, with increased access to new employment opportunities while maintaining the area’s affordability.
The Outcomes
DCI’s development arm, DC Development Group, began their economic revitalization efforts with infill housing that produced 40 new homes, both market rate and affordable, this initiative was followed with a 62 unit LIHTC project, that has been 100% occupied since it opened 2010. Additionally, as a development advisor, spearheaded the redevelopment of an abandoned industrial property into a K-8 charter school providing new educational options for residents in this neighborhood.
